TheKabza.com: Full-Service Real EstateFrom First Showing to Keys in Hand

Travis Heights, Austin · 4 bd · 3.5 ba · $1,285,000
Clear-title diligence on every file
Buy, sell, rent or invest with one accountable team
TheKabza.com is a full-service residential real estate agency headquartered in Austin, Texas, working with buyers, sellers, renters, landlords and investors across six United States metros: Austin, Dallas–Fort Worth, Houston, Phoenix and Scottsdale, Miami and Nashville. Kabza means possession, and that is what TheKabza.com is organized around — clean title, verified diligence, and a closing date that holds. In practice that means the title commitment is ordered in the opening days of a contract rather than the closing week, that every Schedule B exception is read with you and marked accept, cure or walk, and that a dated closing calendar naming who owns each deadline reaches you within one business day of going under contract. The agent who takes your first call is the one at your inspection and your final walkthrough. There is more about TheKabza.com and the standards we operate under, including how we are licensed and how we are paid.
Licensed and accountable
A licensed Texas brokerage carrying errors and omissions cover, with every engagement on a written agreement that states the fee, the term and how to cancel.
Equal Housing Opportunity
We follow the federal Fair Housing Act and every broader state or local rule in the markets we serve, on showings, screening and advertising alike.
MLS and IDX connected
Listings syndicate to the local MLS and its IDX partners, so your home reaches the portals buyers actually search.
Why TheKabza.com
Why ShouldYou ChooseTheKabza.com?
Five operating standards, written into the agreement rather than promised on a phone call.
Possession Is the Promise
Kabza means possession
Everything here is engineered backward from the moment keys change hands rather than forward from a listing photo, which is why title, survey and HOA documents get read before anyone talks about paint colors. You can meet the team behind the name.
One Team, First Offer to Final Funding
The named-agent rule
The licensed agent who takes your first call attends your inspection, your appraisal and your final walkthrough. There is no mid-transaction handoff to a coordinator you have never spoken to, and reassigning a file requires your written consent first.
Title Reviewed Before Your Earnest Money Moves
Clear-title diligence
The title commitment is ordered in the opening days of contract, not closing week. You receive a written memo marking every Schedule B exception accept, cure or walk, each with a responsible party and a date it is due back.
A Real Estate Agent Who Lives in Your Market
Not a referral desk
Six metros, resident agents in each. Whoever tours a property with you is the person who negotiates it, and who already knows which block floods, which association forbids rentals, and which MUD district quietly adds to the tax bill.
Commission Written Down Before Anything Is Signed
Fees in dollars, not percentages
Our fee is a specific written number, commissions are negotiable, and every compensation arrangement between brokers is disclosed to you. No administrative fee, no transaction fee, and no undisclosed referral money from any vendor we recommend.
Fair housing compliance is built into every showing and every advertisement we run. We apply identical written screening criteria to every rental applicant, keep advertising language free of preference or limitation, and decline to answer questions that ask us to sort a neighborhood by the demographics of the people living in it. The standard is set by the Fair Housing Act, US Department of Justice, and we hold to it even when a client would rather we did not. What we will give you instead is verifiable: school ratings, tax rates, commute times, flood maps and published crime statistics you can check yourself.
What we do
The Five ServicesTheKabza.comRuns In-House
Buying, selling, leasing, management and investment advisory, each on its own written agreement.
Everything below is delivered by our own licensed staff rather than handed to a referral partner, and each engagement states the fee, the term, the services included and how to cancel before you sign it.
Your budget conversation covers what buyers usually discover late: property tax rates and exemption timing, HOA dues and special assessments, and insurance quoted before the option period closes. Then a deliberately narrow search, tours with your own agent rather than a list of links, and offers priced from the Comp File. Read the neutral buying a home guidance on USA.gov first, then buy a home with a dedicated buyer's agent who shows up to the inspection in person.
Representation agreement with the fee, the term and your agent's name filled in before you tour
Your agent attends the general inspection and reads the report with the inspector
Repair requests priced from real contractor bids, not round-number guesses
Most homes that sit were mispriced or under-prepared in the first ten days, and the market remembers. We open with a valuation packet you can audit — comparable addresses, adjustments, exclusions and the reasons for each — then a pre-listing walkthrough that separates what returns money from what does not. Before you assume the tax outcome on your proceeds, read IRS Topic 701, sale of your home. Most sellers begin here: sell my house and get a written home valuation.
Free written valuation packet with comparable addresses and adjustments, no listing agreement required
Optional pre-listing inspection and a priced Repair Ledger, so negotiation starts from disclosed facts
Professional photography, floor plan and full MLS and IDX syndication included in the fee
Lease review on one side, screened applicants on the other
A lease is a multi-year financial commitment that most people sign after a fifteen-minute tour. Renters get the clauses read with them: escalations, deposit rules, HOA restrictions, renewal terms and what actually happens at move-out. Owners get identical written screening criteria applied to every applicant and a market rent built from currently leased comparables in the same submarket rather than last season's asking prices.
Move-in condition report with time-stamped photography, signed by both parties
Income, employment, credit and prior-landlord screening applied identically under Fair Housing rules
Security deposits held in a separate trust account and returned on the state's statutory timeline
Property management is bookkeeping and maintenance discipline wearing a real estate badge. Monthly statements itemize every dollar with the scanned invoice attached, maintenance runs against an approval threshold you set in writing, and periodic interior inspections come back with dated photographs of an asset you may never visit. See our residential property management services, including the thirty-day exit clause we put in every management agreement.
Rent and deposits held in a dedicated trust account and reconciled monthly
Maintenance approval threshold you set; anything above it needs your sign-off, emergencies excepted
Renewals worked months ahead of expiry, because turnover is the largest silent cost of ownership
Every deal is underwritten before it is toured: rent comps from actually signed leases, realistic vacancy and turn costs, taxes at the reassessed post-sale value, insurance quoted rather than assumed, capital reserves and an exit stated out loud. We would rather lose a commission than hand you a pro forma that only works if nothing goes wrong. Exchange questions run through your CPA and a qualified intermediary alongside IRS guidance on like-kind (1031) exchanges, and you can start with our real estate investment advisory.
A written model per property with the assumptions unlocked so you can argue with them
Post-sale tax reassessment modeled explicitly, the most common error in Texas and Arizona pro formas
Short-term rental analysis based on the municipality's real permit rules, not optimistic comparables
Five stages, each one ending in a document you keep.
01Step 1 · The first hour
A Consultation That Ends in a Written Scope
Sixty minutes on your goals, timeline, financing position and the trade-offs you are genuinely willing to make. You leave with a written scope: what we will do, who will do it, the fee in dollars and how to cancel. book a consultation in Austin, or by video in any of the six metros. Nothing starts on a handshake.
02Step 2 · Days two to five
Valuation, Comparables and a Defensible Number
Buyers get an offer range for a specific property. Sellers get a home valuation packet listing the comparable addresses, close dates and terms, the adjustments made for lot, condition, view and finish, and the properties we excluded with the reason for each. You can drive the street and check it, which is the point.
03Step 3 · Weeks one to six
Search, Showings or Listing Launch
Buyers tour with their own agent and a written question list per property, so tours end in notes rather than impressions. Sellers get preparation, professional photography, a floor plan and full MLS syndication, with title, survey and HOA resale documents ordered early so a buyer's lender is not the first to find a problem in them.
04Step 4 · The first ten days of contract
Offer, Negotiation and Inspection Response
Offers are compared on net proceeds, financing strength and contingency risk rather than headline price, on a one-page net sheet. Repair negotiation runs on contractor bids. Your agent attends the inspection, reads the report with the inspector, and writes a response supported by what the report actually says.
05Step 5 · Contract to funding
Title, Financing and the Day Possession Changes Hands
The title commitment is reviewed exception by exception, and appraisal, financing and insurance deadlines sit on a shared calendar with a named owner and a timestamp. For the wider rate and affordability picture, Fannie Mae research and insights and Freddie Mac housing research are worth an hour of any buyer's time. TheKabza.com stays on the file until funding, not until the contract is signed.

These cards are illustrative of the inventory the team handles rather than live availability: single-family homes in the central and suburban corridors, condominiums and townhomes in the downtown and coastal towers, and income and rental property that is underwritten before it is toured. Live listings are displayed through licensed MLS and IDX feeds — Unlock MLS, NTREIS, HAR, ARMLS, MIAMI REALTORS and RealTracs — with the required attribution and a visible last-refreshed timestamp. Listing data is deemed reliable but not guaranteed and should be independently verified.

Where TheKabza.com Works:OurMarket Areas
Six metros, resident agents in each, and no referral hand-off at the county line.
Headquarters · TX
Austin, Texas
Our home market, read block by block: Zilker, Bouldin Creek and Hyde Park in the central corridor, the Eanes and Lake Travis attendance zones west, and the MUD and PID districts north and south that move a tax bill without touching the asking price. Start your home search in Austin.
Two anchor cities and a dozen submarkets. Plano through Celina is relocation and new-build country, Southlake and Grapevine compete on schools, and Fort Worth still buys more square footage per dollar. Foundations on expansive clay and hail-region insurance decide files here. See the Dallas-Fort Worth market area.
There is no conventional zoning, so private deed restrictions govern what gets built next door, and water is a disclosure item. FEMA zone, elevation certificate, reservoir pool status, prior claim history and a quoted flood policy all belong in the option period, not closing week.
Arcadia's irrigated citrus lots, North Scottsdale luxury, the East Valley semiconductor corridor and West Valley new build. Desert diligence is its own discipline: roof underlayment, HVAC life expectancy in extreme heat, pool equipment and irrigation rights. See the Phoenix and Scottsdale market area.
The most document-heavy market we work in. On a condominium the estoppel letter, reserve study, two years of board minutes and the litigation disclosure set the real price. On a house, roof age and quoted windstorm and flood cover decide whether the monthly payment works.
The market splits at the Davidson-Williamson county line. Urban infill in East Nashville and The Nations carries historic overlay rules, while Brentwood and Franklin hold value on schools. A short-term rental pro forma lives or dies on the permit the zoning will actually allow.
First-time buyers, sellers and relocations, landlords and investors.
We were two days from releasing our option period when our agent flagged a utility easement running under the back corner where we wanted a garage. She had the survey and a written HOA letter before a dollar of earnest money moved. That easement would have cost us the entire project.
Priya N.First-time buyer · Mueller, Austin
Every house we liked, he pulled the FEMA zone and the claim history before we toured it, and two came off the list that afternoon. The one we bought had an elevation certificate on file, and our flood quote came back during the option period instead of the week of closing.
Marcus D.First-time buyer · Cypress, Houston
The valuation packet listed eleven comparable addresses and the three they refused to use, with the reason beside each one. Another agent had quoted us a number forty thousand higher. We listed at theirs, took an offer in nine days, and the appraisal came in without a gap.
Elaine and Robert T.Sellers · relocation from Plano to Scottsdale
They spent twelve days on paint, landscaping and photography before we went live, and made us clear a survey discrepancy first. Two offers arrived over the weekend and we compared them on a net sheet rather than headline price. The second-highest offer put more money in our account.
Dana K.Seller · Sylvan Park, Nashville
The monthly statement has the scanned invoice attached to every line, so I stopped guessing what a six-hundred-dollar plumbing call actually covered. Renewals get worked three months ahead of expiry. Two of my four residents have now renewed twice, and that is where the return really comes from.
Hector V.Landlord, four doors · Dallas-Fort Worth
They talked me out of the first duplex I wanted. The model showed taxes at the reassessed value after sale rather than the seller's protected number, and the cash-on-cash went negative in year one. The property we did buy has run slightly ahead of the model for two years.

Answers
Questions PeopleAskTheKabza.com
The eight we are asked most, answered the way we would answer them on a call.
What is TheKabza.com and who does it represent?
TheKabza.com is a full-service residential real estate agency headquartered in Austin, Texas, working across six metros: Austin, Dallas-Fort Worth, Houston, Phoenix and Scottsdale, Miami and Nashville. We represent buyers, sellers, renters, landlords and investors, and we run property management and investment advisory in house. We take one side of the table at a time and do not practice dual agency by default.
How much does it cost to work with TheKabza.com?
Commission is negotiable and is not set by law or by any association. Our published plans start at 1.5% for listing representation and 8% of collected rent for management, but the number that matters is the one written into your agreement in dollars before anything is listed or shown. Buyer-side compensation arrangements are disclosed in writing, and we add no administrative or transaction fees.
Do I need a buyer's agent if the listing agent can show me the home?
A listing agent is contractually working for the seller. A buyer's agent works for you, which matters most during inspection negotiation, appraisal gaps and title review. Written buyer representation agreements are now standard practice across the industry, and we read ours with you line by line, including the fee, the term and how to end it, before you tour anything.
How long does it take to sell my house with TheKabza.com?
It depends on price band, condition and local inventory, so we give you a written estimate after the valuation walkthrough rather than quoting a market average that may not describe your street. We usually spend seven to fourteen days on preparation, photography and pricing before going live, because presentation costs less than a price reduction. On proceeds, start with IRS Topic 701, sale of your home.
Is an online home valuation accurate?
An automated estimate is a starting range, not an appraisal. It cannot see your renovation, your lot orientation, your HOA rules or the deferred maintenance in the garage. We treat the automated range as a first pass, then a licensed agent walks the property and reconciles it against recent comparable closings, with every adjustment written down so you can check the argument yourself.
What does your property management include, and what does it cost?
Tenant screening, lease preparation, rent collection, maintenance coordination against an approval threshold you set, statutory notices, move-in and move-out condition reports, and monthly owner statements with scanned invoices and a year-end tax package. Our published rate is 8% of collected rent plus a separate leasing fee, both stated in the management agreement, which you can exit on thirty days' notice.
Can you help with a 1031 exchange or a first investment property?
Yes, and most of our investment clients start with a single rental. We underwrite before touring: rent comparables from signed leases, vacancy, turn cost, reserves, insurance quoted rather than assumed, and taxes at the post-sale reassessed value. We are not tax or legal advisors, so exchange timelines run with your CPA and a qualified intermediary alongside IRS guidance on like-kind (1031) exchanges.
How does fair housing shape your answers, and how do I get started?
We comply with the federal Fair Housing Act and applicable state and local law, apply identical written screening criteria to every rental applicant, and will not characterise a neighborhood by the demographics of the people living in it. We will give you school ratings, tax rates, commute times, flood maps and published crime data instead. Getting started is one consultation and a written scope.

Stop GuessingWhat Your Home Is Worth
Start with a conversation, not a contract. Talk to TheKabza.com before you commit to anything: the first meeting produces a written scope with the fee in dollars, and the home valuation packet is free, takes about three business days and requires no listing agreement.
